Al Bandar Development Master Plan

As part of a scoping exercise, IBI Group, in collaboration with Colliers International, created a concept masterplan that was prepared to deliver a clear vision and development framework for the delivery of the Al Bandar site. Following the initial masterplanning sessions, three was an opportunity to expand the existing 850,000 sq. m. site by approximately 230,000 sq. m. to the south, and a further 200,000 sq. m. to the east. This additional land was identified to support feasibility and deliverability of a site that is coherently integrated and commercially viable.

Our vision was established early in the refinement process for the concept masterplan and guided the Al Bandar Master Plan. This vision was founded in embracing Oman’s unique cultural, built and natural heritage that would create a modern lifestyle opportunity for Muscat, where quality of life and sustainability is paramount. The plan reflects a strong commitment to a new way of doing things – creating livable, high-value communities built around mobility, walkability, and access to the remarkable amenities of Heritage Hill, the natural wadi, and the larger system in which it exists.

From the vision, several objectives emerged to highlight what the Al Bandar Master Plan should strive to be. The Al Bandar Master Plan endeavours to uphold the vision and objectives, offering tenants an exceptional place to do business, a unique work environment, and a vibrant place to live. Accordingly, the intention was to demonstrate a clear and holistic vision developed for the site, stemming from the objectives of a contemporary, mixed-use community, which exemplifies design excellence, creativity and innovation.
